Home Watch & Second-Home Concierge Services in Scottsdale, Arizona

LOCK IT. LEAVE IT. WE’RE ON IT!

A second home should feel like an escape, not another property to worry about. Whether you're a snowbird, a summer-away resident, or a part-time owner of a vacation home, here are answers to the questions second homeowners ask us most about home watch, concierge care, and protecting an unoccupied home in the Arizona desert.

Q:  What is On It Concierge?

A:  On It Concierge is a membership-based second-home concierge and home watch service for homeowners in North and East Scottsdale and surrounding communities. We handle routine home watch check-ins, pre-arrival preparation, vendor coordination, and seasonal protection so you can enjoy your home without managing it from afar.

Q:  Who is this service for?

A:  Snowbirds, seasonal residents, vacation-home owners, and anyone with a lock-and-leave second home who wants their property, and their time, well cared for while they're away. If you've ever wondered whether the AC is still running, whether the monsoon did any damage, or whether anyone is actually checking on the pool, we built On It for you.

Q:  I'm a snowbird. Can you watch my home while I'm away for the season?

A:  Yes. Seasonal homeowners are exactly who we serve. Because we work on a monthly care model, your home is looked after all year, including the extreme heat and monsoon months when many owners are away. When you're heading back, our pre-arrival add-on gets the home ready before you walk in, and when you leave, our reset-to-standby add-on puts it back in vacant mode.

Q:  Who is behind On It Concierge?

A:  On It was founded by Katie and Sara, two Midwest women and seasoned executives with more than four decades of combined project management experience. We manage multiple properties ourselves, so we understand firsthand what it takes to care for more than one home.

Q:  How does a membership work?

A:  We operate on a monthly care model rather than one-off service calls. You choose a monthly package and we provide ongoing, consistent care year-round, so peace of mind is something you have all the time, not something you have to re-order before every trip. Need something extra for a specific visit? Add-on services are available separately.

Q:  Will I work with the same people every time?

A:  Yes. Every client is paired with a dedicated team that knows your property, your preferences, and your priorities. You will not get a rotating cast of unfamiliar faces.

Q:  How do I get started?

A:  Schedule a consultation through our website, call us at (480) 933-1446, or email info@onitconcierge.com. Tell us what's on your plate (the timeline, the headaches, the goal) and we'll come back with a plan that makes sense. Your service relationship begins once you've signed our Client Service Agreement.

Q:  Are the prices on your website final?

A:  The prices on our website reflect our current packages and add-ons. Pricing and availability can change, and final pricing and terms are those in your signed Client Service Agreement.

Home Watch Basics

Q:  What is home watch?

A:  Home watch is a service where a professional regularly visits an unoccupied home while you're away to look for problems and respond to them: water leaks, HVAC or appliance issues, storm damage, signs of entry, and more. The goal is prevention, catching small issues before they become expensive ones. Home watch check-ins are the foundation of both of our monthly packages.

Q:  What's the difference between home watch and a home concierge service?

A:  Home watch protects the property while it sits empty. A concierge service also takes care of the logistics around your stays. On It Concierge combines both: ongoing home watch protection every month, plus services like pre-arrival preparation, grocery stocking, vehicle checks, package forwarding, and vendor and contractor coordination.

Q:  How is home watch different from house sitting, property management, or a security company?

A:  A house sitter lives in your home. Property management is usually built around rentals, tenants, and leasing. A security company focuses on alarm monitoring and patrols. Home watch is preventive care for a home you own and use: scheduled visits by someone who knows your property, checks its systems, and tells you when something needs attention. We a

Q:  Why not just ask a neighbor or friend to keep an eye on my house?

A:  A neighbor can be a great backup, but home watch gives you structure and accountability. You get scheduled visits, a defined checklist covering systems, weather, security, and pool and outdoor areas, the same consistent team, an HOA point of contact, and an update after every visit. It also means you aren't relying on a favor from someone who may be traveling, too.

Q:  What are the risks of leaving a home unoccupied in Arizona?

A:  The desert is hard on a vacant home. Common concerns include monsoon and storm damage, extreme heat stressing the AC system, hidden water or plumbing leaks, irrigation leaks, pool equipment problems, and a house that looks empty. Regular home watch visits are designed to catch these issues early.

Our Monthly Care Packages

Q:  What packages do you offer, and how much does home watch cost?

A:  Our home watch and concierge packages start at $199 per month. We offer two monthly packages, both designed to give you comprehensive, ongoing protection for your second home in the Valley so small issues never become expensive ones.

  • Foundation — $199 per month

  • Elevate — $299 per month (everything in Foundation, plus vendor coordination)

Q:  What's included in the Foundation package?

A:  Foundation covers the details that matter most while you're away:

  • Structural & Systems Safety: checking for HVAC and appliance malfunctions, water leaks, plumbing issues, and electrical concerns before they cause real damage.

  • Weather & Environmental Response: monsoon and storm response, dust storm checks, extreme heat monitoring, and flash flood exposure checks for wash-adjacent properties.

  • Property Security: alarm response, exterior lock and window checks, and coordination with your HOA or neighbors on anything unusual.

  • Pool & Outdoor Safety: pool equipment checks, fencing and gate security, and irrigation leak monitoring to protect your foundation.

  • Presence & Deterrence: scheduled visits that keep the home looking occupied, including mail and package pickup, rotating lights, and closing blinds.

  • Homeowner Issue Notification: direct communication the moment a check-in catches a problem.

  • Confidential Access Protocols: secure key and code procedures, limited to your trusted care team.

  • Discretion & Communication: need-to-know privacy, the same consistent team every visit, routine mail collection, an HOA point of contact, and timely updates after every visit.

Q:  What's the difference between Foundation and Elevate?

A:  Elevate includes everything in Foundation plus Vendor Coordination: we schedule your landscapers, pool techs, HVAC, and pest control as needed, so you aren't arranging trades from another state.

Q:  Which package is right for me?

A:  Foundation is a great fit if you want proactive protection and regular eyes on your home. Elevate is ideal if you'd also rather not coordinate service providers yourself. Not sure? We'll talk it through with you during your consultation.

Q:  How often will you visit my home?

A:  Many homeowners choose weekly or bi-weekly home watch visits. Visit frequency is set when we build your plan during your consultation.

Q:  Is there a long-term contract? Can I cancel?

A:  Our services are membership-based and billed monthly. The full terms are outlined in your Client Service Agreement.

Protecting Your Home

Q:  What does a home watch visit include?

A:  We look at the systems that cause the most expensive problems when no one's home: HVAC and appliance malfunctions, water leaks, plumbing issues, and electrical concerns. We also check exterior locks and windows, the pool equipment, fencing and gates, and irrigation lines. After every visit you receive a timely update.

Q:  Will I get a report after each visit?

A:  You'll receive a timely update after every visit, and direct communication the moment a check-in catches a problem. Add-on services such as the departure reset and contractor or vendor oversight are documented with photos and notes.

Q:  Do you check my home after a monsoon storm or during extreme heat?

A:  Yes. Weather protection is built into our monthly packages. That includes monsoon and storm response, dust storm checks, extreme heat monitoring, and flash flood exposure checks for properties that sit next to a wash.

Q:  What happens if there's an emergency, like a leak or a power outage?

A:  When a check-in catches a problem, we contact you directly right away so you can decide how to proceed, and we can coordinate the right service provider.

Q:  Do you take care of my pool?

A:  Your package includes pool equipment checks and fencing and gate security checks, plus irrigation leak monitoring around the property. For regular pool service, we can schedule and manage your pool technician (see Vendors & Contractors below). Our pre-arrival and departure add-ons also include a pool check so it's clean, balanced, and ready to use when you are.

Q:  What happens if you find a problem?

A:  We contact you directly the moment a check-in catches an issue, so you hear about it from us right away rather than discovering it on your next trip. You'll also get an update after every visit, even when everything looks great.

Q:  Can you make my home look lived-in while I'm away?

A:  Yes. Our scheduled visits keep the home looking occupied through mail and package pickup, rotating lights, and closing blinds, all of which help deter unwanted attention.

Q:  What about my mail and packages?

A:  Routine mail collection and package pickup are included in your monthly package. If you'd like packages sent to you, our package forwarding add-on ships them to any address you choose for $10 plus actual shipping costs, with tracking shared once it's sent. Let us know if anything needs special handling, such as fragile, perishable, or oversized items.

Arrival, Departure & Add-On Services

Q:  Can you get the house ready before I arrive?

A:  Yes, with our Pre-Arrival Preparation add-on ($149). It's a full walkthrough timed to your travel schedule and scheduled with at least 48 hours' notice. We:

  • Turn on interior and exterior lights and set the thermostat to a comfortable temperature

  • Turn the water back on and briefly run every faucet, toilet, and shower to clear sediment and check for leaks

  • Turn on the ice maker and water heater

  • Open blinds and curtains, and confirm Wi-Fi and smart-home devices are online

  • Remove furniture covers and set up outdoor seating

  • Check that the pool is clean, balanced, and ready to use

  • Do a quick safety scan and clear any mail or packages that accumulated

Q:  What happens when my family or guests leave?

A:  Our Reset to Standby add-on ($149) returns the home to standby mode once you or your guests depart. We:

  • Coordinate your chosen cleaning service

  • Take garbage and recycling to the curb

  • Reset the thermostat to vacant settings and turn the water off if the home will sit empty

  • Secure all doors and windows and reset the alarm

  • Cover outdoor furniture and skim and check the pool

  • Walk through to flag any damage or items left behind by guests, documented with photos

Q:  Can you stock my fridge before I arrive?

A:  Yes. With our Grocery Delivery & Stocking add-on ($75), you place your order through your preferred grocery delivery provider, timed to arrive before you do. We meet the delivery at the house, bring everything inside, and stock the fridge and pantry. The groceries, delivery fees, and tip are billed directly to you by the grocery provider and are not included in our fee.

Q:  Can you check on my vehicle?

A:  Yes. Our Vehicle Check add-on ($25 per check/visit) includes starting the vehicle and letting it run briefly, checking tire pressure, and looking for leaks underneath. We then move it a short distance to prevent flat spots and note the odometer reading. If we find a dead battery, flat tire, fluid leak, or anything else that needs attention, we notify you right away.

Vendors & Contractors

Q:  Do you do the repairs, landscaping, and pool service yourselves?

A:  We're your point person and on-the-ground oversight. We schedule, meet, and manage your preferred service providers (landscapers, pool technicians, HVAC, and pest control) rather than replacing them. That way you keep the providers you trust, and someone is always there to make sure the work gets done.

Q:  Can you manage my landscaper, pool tech, and other vendors?

A:  Yes. Elevate includes vendor coordination, with scheduling of landscapers, pool techs, HVAC, and pest control as needed. If you'd like us on-site during a visit, our Vendor Management add-on ($85) has us grant access, confirm the work matches what was scheduled, and document completion with notes and photos.

Q:  Can you approve repairs while I'm away?

A:  We notify you the moment we find an issue, and the decisions about your home stay with you.

Q:  Who pays my vendors?

A:  You do, directly. Vendor invoices are billed to you by the vendor. Our fee covers our scheduling and on-site oversight time.

Q:  I've hired a contractor who needs access to my home. Can you handle that?

A:  Yes. Our Contractor Meeting & Oversight add-on ($85 per hour, one-hour minimum) covers coordinating the appointment, meeting the contractor on-site, granting and logging access per our Key & Access Control Policy, and verifying the work was completed as described before they leave. We also confirm the contractor carries their own insurance before granting access.

Privacy, Access & Communication

Q:  Who has access to my home?

A:  Only your trusted care team. We use Confidential Access Protocols, which are secure key and code procedures with access limited to the people who care for your property, and we share information on a need-to-know basis.

Q:  How will I hear from you?

A:  You'll receive timely updates after every visit, and direct communication the moment a check-in catches a problem. Because you work with the same team every time, you always know who you're talking to.

Q:  Are there any limits on what I should expect from the website?

A:  Our website is informational, and submitting a form is a request only. It doesn't create a service relationship until you've signed a Client Service Agreement with us.
